Building Staff Profiles

 

 

Pat Wolf, President of Commercial Real Estate Services, Inc., has been managing and leasing The Golden Rule Building since 1988. Pat has been active in the downtown St. Paul real estate market since 1978 and has been involved in managing/leasing over one dozen downtown St. Paul properties. Commercial Real Estate Services, Inc. is a company she founded in 1990 and the firm specializes in providing high quality management and leasing services for property owners in the St. Paul area.

 

Pat is a Certified Property Manager (CPM), and a Real Property Administrator (RPA). In addition, she is a past chairperson of the Greater St. Paul Building Owners and Managers Association (BOMA), and currently still retains a seat on their Board of Directors. Pat is also past President of the Minnesota Institute of Real Estate Management (IREM) and is active in the St. Paul Area Chamber of CommerceNational Association of Industrial Office Properties (NAIOP), and the St. Paul Board of Realtors. Pat is a graduate of the University of Minnesota with a Bachelor of Science degree in Business Administration.

 

Pat’s goal is to make The Golden Rule Building the most professionally managed and operated office building in the Twin Cities. Tenant comfort and satisfaction, along with a clean and well-maintained facility, are what she and The Golden Rule Building staff strive for on a daily basis.

 

Don Craft, Operations Manager has been in the building operations industry since 1982. He attended the University of Minnesota, majoring in speech communications and graduated from St. Paul Technical College. Prior to joining Commercial Real Estate Services Inc. in 1997, Don was with the Radisson Hotel chain for fifteen years.

 

Don is a Systems Maintenance Administrator (SMA) and a Systems Maintenance Technician (SMT). He is co-chairperson of the Greater St. Paul Building Owners and Managers Association Codes Committee. He also holds a Minnesota Chief Engineer’s license.

 

Don oversees all aspects of the building’s operation, including mechanical, fire/life safety, elevators, maintenance, cleaning, and security. He has a staff of four (4) engineering/maintenance and security personnel who in turn supervise approximately thirty (30) contract employees, also part of The Golden Rule Building team.

 

Randy Brettingen, Chief Engineer, spent twelve (12) years in the hospitality industry before joining the Commercial Real Estate Service, Inc. team in 1998. Randy also holds certifications as Systems Maintenance Administrator (SMA) and System Maintenance Technician (SMT). In addition, he has a Bachelor of Science degree from the University of Wisconsin, Stout in Plant Engineering.

 

Randy supervises the maintenance department and is responsible for the day to day upkeep and operation of the energy management, HVAC, plumbing, electrical, and fire/life safety systems in the building.

 

Steve Kotzmacher, Maintenance Engineer, is a graduate of St. Bernard’s High School and has a two year degree from Century Community College in HVAC. He is responsible for the preventative maintenance program, parts inventory and repairs to all of the various building systems. Prior to joining the Commercial Real Estate Services, Inc. team in 2006, Steve was an HVAC technician in the commercial and residential fields.

 

Terry Hillman, Utility Engineer, has been a part of The Golden Rule Building staff since 1997. Previously he worked as a mechanical engineering technician for the Bureau of Mines for twenty-five years. He has vocational training in boiler and air conditioning systems as well as electrical systems.

 

Terry is responsible for the lighting systems for Commercial Real Estate Services, Inc. and performs preventive maintenance tasks, monthly fire extinguisher and emergency lighting tests. Terry also performs painting and wallpaper jobs and maintains the exterior upkeep of the building.

 

Ken Andrews, Security and Safety Manager, has been with Commercial Real Estate Services, Inc. since 1990. Ken, and the rest of our staff, are fully trained in CPR (Cardio Pulmonary Resuscitation) and are AED (Automatic External Defibrillator) certified. He is also past Chairperson of the Greater St. Paul Building Owners and Managers Security Group.

 

As head of security, Ken is responsible for management of building security and providing 24 hour building coverage. He develops and implements all emergency procedures in cooperation with the St. Paul Fire and Police Departments. In addition, he maintains our card access system and administers the staff’s safety training.

 

Abigail Bour, Office Manager, joined Commercial Real Estate Services, Inc. after spending eight years in the hospitality and restaurant management industry.

 

Abby is responsible for providing direction, coordination and management of financial systems, budgeting and forecasting, financial reporting, financial analysis, cash management, payroll, accounts payable, accounts receivable and for the administration of the office. She also handles employee benefits, human resource management, and customer and tenant relations.

 

Abby attended Inver Hills Community College, Century College and Hamline University concentrating her studies in accounting. She performs personal tax services, and consults for small business owners in the areas of office management, human resources, and accounting.
